Job Summary

The Site Superintendent will serve as the primary liaison between our client and the construction management company executing the project scope at our client’s operational life sciences facility in Everett, WA. This role is responsible for overseeing all on-site construction activity, including safety compliance, logistics coordination, schedule management, and quality assurance, while collaborating closely with the broader OLS project team on budget oversight and change control. The Site Construction Manager will foster a cooperative partnership among the client, contractors, and all stakeholders to ensure timely resolution of project issues and the overall success of the project.

Key Responsibilities

Site Oversight and Safety

  • Serve as the primary on-site point of contact between the client, contractor, and all project stakeholders.
  • Support on-site safety personnel with safety oversight and regulatory compliance.
  • Ensure all construction activities are executed in compliance with applicable design drawings, specifications, and project documents.

Project Coordination and Reporting

  • Conduct weekly coordination meetings between the client and the site construction team.
  • Collaborate with the Project Manager to produce a weekly status report covering safety, schedule, financials, and project risks.
  • Coordinate logistics between the client and construction company to maintain operational continuity within the active facility.

Schedule and Risk Management

  • Lead weekly schedule reviews with the construction team to identify risks and develop proactive mitigation plans.
  • Monitor construction progress against the project schedule and escalate issues as needed to keep the project on track.

Quality Management

  • Manage project quality by reviewing submittals, shop drawings, and material certifications in the field for accuracy and compliance.
  • Ensure all work is executed in accordance with design intent and project specifications.

Commissioning and Closeout

  • Ensure contractors are completing all required documentation to support timely and efficient commissioning and project closeout.
  • Collaborate with the commissioning agent to confirm the project is completed to specifications and turned over to the client on schedule.

Qualifications

  • Minimum of 10 years of superintendent experience in life sciences or pharmaceutical facilities.
  • OSHA 30 certification required.
  • Working knowledge of pre-construction processes, building systems and components, construction technology, contract management, and project delivery methods.
  • Strong understanding of general construction activity sequencing and execution.
  • Strong working knowledge of mechanical and process systems.
  • Experience with 3D modeling software.
  • Demonstrated experience managing project schedules.
  • Knowledge of Quality Control and Quality Assurance testing and reporting.
  • Experience with walkdown and start-up processes.
  • Knowledge of commissioning and qualification processes.
  • Proficient in standard computer programs including MS Word, Excel, Project, and PowerPoint.
  • Working knowledge of construction management software.
  • Excellent verbal and written communication skills.
